This page is intended to help you navigate your sales at Versailles in the Woods II. Versailles II is governed by a Declaration of Condominium Ownership, Bylaws and Rules & Regulations. All of these documents can be found below or under the "Documents" menu. We encourage potential buyers to read them, especially the Rules & Regulations. Upon listing, the selling realtor is to supply the MLS listing to bomversaillesii@bex.net.

A 55+ COMMUNITY

Versailles II is a 55+ Community! As the Listing Realtor you are responsible to make sure this designation is communicated on the listing sheet. In keeping with HUD requirements, the selling Realtor must show proof of age with the offer to purchase. There is no negotiating this amendment. Proof can be in the form of a Drivers License, Passport, Birth Certificate or any legal document that serves as proof of age.

55+ COMMUNITY
AMENDMENT

OCCUPANCY RESTRICTIONS

A person who is classified as a sex offender/child-victim offender and for whom the County sheriff or other government entity must provide community notice of the sex offender's residential address, is prohibited from residing in or occupying a family unit and from remaining in or on the Condominium Property for any length of time. Refer to entire amendment.

RULES & REGULATIONS ACCEPTANCE FORM

After the potential buyer reads the Rules & Regulations, they must sign the form stating that they have read the R&R's and agree to abide by them. Not knowing what the rules are here at Versailles II does not exempt any residents from having to follow them.

SALE OF FAMILY UNIT
Declaration of Condominium Ownership: Article 2; Section F. No owner of a family unit may sell his unit and his undivided interest in the common areas and facilities without first notifying all owners of those family units located in the same multi-unit building in which his family unit is located of his desire to sell his family unit and his 
undivided interest in the common areas and facilities.
Any of the family unit owners so notified shall have fifteen (15) days from the date notice is mailed or personally served within which to evidence his intention in writing to purchase the interest of the owner desiring to sell.
